Replace T6 dual fuel thermostat reprogram thermostat. Set balance point at 35°. Tested heat pump. Raised lockout temperature to 60 tested heat. Furnace came on. Reset balance point to 35 no other issues found.
Replacement of burners and cycling of system to check operation - reduced LP gas pressure from 15" w c. To 11.5" for more efficient burn - cycled system to make sure system lights off every time. Everything looks and runs great!

Found system balance point effected by outdoor temperature sensor failing open not allowing unit to switch between heat pump to furnace. Will order and replace temperature sensor under warranty.
6" start collar had been slightly crushed pulling collar away from trunk box. Bent out start collar and refitted into trunk and sealed penetration. Cycled system on fan high to check operation and for duct leakage. Everything operates normally again.
System air handler in crawlspace made inaccessible by deck joist crossing in front of crawlspace door that swings out. System cannot be fully inspected until crawlspace is accessible. Recommend potentially making door swing into the crawlspace as potential solution. Would be happy to reschedule and complete service once crawlspace is accessible again. Outdoor unit (heat pump condenser) otherwise operates normally.

Ultimate Heating Tune-Up Gas Heat: serviced and inspected gas heating system checking air flow, temperature rise, electrical, gas pressure, safeties, controls and limits, heat exchanger and venting. cleaned and checked system components to manufacturer specifications and performed combustion inspection. Pressure gauge no showing pressure so I added pressure with pressure reducing valve and still didn’t move. Don’t think it will be a issue as it only reads pressure and doesn’t control the pressure in the boiler
Found new radiator by laundry room leaking at top compression fitting 3rd in from right. Can’t tighten bolts because lack of space between radiator and nut to get wrench or ratchet on. Will look into if it’s under warranty and availability. Ball valves for radiator and basement were closed to prevent more water leakage. Once the pressure in the radiator equalizes it should stop leaking being that the leak is on top of the radiator sections.
Found 2nd floor air handler circuit board melted along with the majority of all the high and low voltage wires. Replaced board replaced burnt and melted wires. found thermostat to be shorted. Replace thermostat. Tested amp draw of blower motor tested operation. Blower was pulling 1.5 a Everything is running as it should

Found system low on refrigerant r410a - system outdoor coils impacted - cleaned coils and performed halogen leak search - found system evaporator coil leaking on front right side of coil. Recommend replacement of coil. Charged unit to provide cooling in interim while awaiting pricing and availability of new coil. Will call with pricing and availability to replace evaporator coil.
2-Ultimate Cooling Tune-Up: cleaned coils, brushed and cleaned traps, added pan treatment tablets to pan. tested and checked all controls, wiring connections. tested temperatures, checked filters. checked refrigerant temperature and pressures, tested static duct pressure. tested blower operation, tested cooling operation to ensure working within manufacturer specifications. Replaced batteries in basement sensor. Tested dehumidifier. Inlet- 59%. Outlet-22%. Couldn’t find any issues with dehumidifier No issues found today.
No cooling - found outdoor disconnect flipped to off - found outdoor unit flat on refrigerant - probably why unit disconnect was turned off. Recommend replacement of system. Don't believe system will hold a recharge. System is 24 years old and runs off r-22 refrigerant. See attached tag for outdoor unit for unit model and serial. Scheduled estimate for replacement Tuesday.

System was icing up on evaporator coil. Checked refrigerant superheat was 40 subcool was one check coil to make sure it wasn’t dirty. Checked blower. Everything else checks out its low on refrigerant. Out door unit coil was very dirty. Found capacitor in air handler to be bad. Replaced with new one. This is the first time that we serviced this equipment. If it gets low on refrigerant again, we have to perform a leak search. Txv was not set properly. I added refrigerant to manufacture specs and adjusted the thermal expansion valve. Couldn’t find any other issues today. Ran system in both heating and cooling operation, found system operates normally in both heat pump and furnace as well as in cooling operation. Found upstairs thermostat settings different from main floor stat. Changes upstairs thermostat to match downstairs thermostat settings. Adjusted balance point on thermostats and zone control panel to all match the same temperature. Tested outdoor temperature sensor, found accurate within a tenth of a degree. Checked system start up, operation, shut down, defrost. Everything looks and runs great! No additional changes required at this time.
Found leak caused by humidifier o rings not sealing base of steam canister when humidifier heats up. Starts off as a slow drip and continues to build as the water bypasses o ring. Replaced steam canister and o ring kit with customer provided canister kit. Cycled system to check operation. Did not note any other leaks on system at this time. Covered as part of tune up. Everything else looks and runs great!

Was informed that in the morning thermostat was on 70° hold house was 68° found the outdoor sensors connected to the zone board which was set to lock out the furnace at 35°. It’s possible that the heat pump is not enough to heat this house Above 68° when it’s below 40° outside we readjusted the furnace lockout to 40° tested the furnace tested the heat pump. Also, second issue could possibly be the registers that is not blowing the air to the ground. Very high ceiling in main room. Bedrooms also have the cheaper type of register. With ceiling returns any warm air that comes out of the register, heads up to the ceiling and get sucked out of the return before the room gets warm if changing the differential on the system doesn’t make a difference I recommend the registers be changed out.
