Performed heating maintenance tune up service on two dual fuel systems checking all electrical components, refrigerant balance, unit start up, light off, operation, and shutdown. Cleaning of furnace burners and flame sensors, flushing condensate box, trap, and treatment of condensate lines. Checking of all furnace safeties, gas pressure, performed full combustion analysis on furnaces checking Flue gas temperature, CO, CO2, and O2 in furnace flue. Everything looks and runs great!
System making loud noises during boiler operation - found system boiling violently with a lot of sediment in the boiler, drained boiler down, filled with water and refired boiler til boiling, drained again, and filled system until sight glass cleared. Cycled system and ran until all supplies and returns came back hot. Exercised all valves, checked all safeties, performed boiler tune up service checking gas pressure, performed full combustion analysis, cleaned boiler burners and flame sensor. Everything looks and runs great! Will return with sight glass valve handle to replace one that broke during tune up service.
Found insulation off of suction line in basement by post. Nothing is oily so no refrigerant leak just condensation. I wrapped it with foam insulation tape and black tape on top of that to hold it in place.

Found emergency drain pan full of water and the unit still running. Check the drain line trap to see if it was clear of debris. Didn’t see anything that would cause it not to drain. I put a vacuum on the drain trap thinking maybe something was Blocking the drain pipe after the condensate trap. Removing water from the emergency drain pan using a pump Sending the water into the drip drain under the humidifier. At this point, the water didn’t drain either. My guess is there’s something wrong with the plumbing. I pulled the Studer vent off, thinking maybe it needed to be vented and it was bad. This didn’t work. Talk to the plumber about it. He was gonna run a snake through there. I also confirmed with him that he was going to take care of this issue that it was OK for me to go ahead and turn the unit back on. Cabana system down - found system thermostat not receiving power from indoor unit took off base and reset - thermostat started up again - updated thermostat software and reinstalled thermostat to reset system specific settings. After thermostat reinstallation cycled system to check operation - everything looks and runs great! Reset lights, doors, furniture, attic accesses, and system electrical disconnects and thermostats. Everything looks and runs great! Both main house indoor air filters look like they will last until fall. No recommended changes at this time!

Changed out flame rollout started to do the tuneup fired up to boiler found water leaking from left side. Bottom corner. This is a bad heat exchanger problem is only going to continue to get worse recommend replacement.
After speaking with tech-support, we found that the plug on the outdoor unit and the pins were corroded. They recommended that we replace the outdoor sensor and the coil sensor and see if that fixes what’s happening with the thermostat because it uses the outdoor temperature to do a bunch of stuff as far as heat strip, and heat pump. We ordered the outdoor and coil sensor. It will be at Carrier.
Turn ERV off so it’s not to bring in cold air. Found for some reason the emergency heat wasn’t coming on reset the system heat settings on the thermostat and everything started working the heat pump as well as the heat strip with a 43° temperature difference. Not sure why, the thermostat wasn’t telling the heat strip to come on but once I reset the settings, everything started working

Basement Bosch: Delta T of 33F. Filter needs to be replaced in a month. Tested heat strip. Checked blower and coil for dust and damage. Brushed out drain trap. Checked amp draw on blower motor. Attic Bosch: Delta T of 26F. Filter needs to be replaced in a month. Tested heat strip. Checked blower and coil for dust and damage. Brushed out drain trap. Checked amp draw on blower motor. Side House Carrier: Delta T of 20F. Filter is good for now. Tested heat strip. Checked blower and coil for dust and damage. Brushed out drain trap. Checked amp draw on blower motor. Tested outdoor capacitor. All systems are heating and functioning normally.
Replaced 32 grills and replacement of your April Aire steam canister
Delta T of 20+ on both systems. Checked burners, blowers, and inducer motors. No water retention in either inducer. Brushed all drain traps. Checked capacitors. Filters already changed by homeowner. Brushed webs and debris from electrical cabinet. Tested all dampers and both reversing valves. CO at 4 ppm on both units. O2 at 11% on basement system and 13% on upstairs system. Both are functioning normally.
Found 2 ball valves the feed the plate heat exchanger off. Opened and tested operation and temp differential on supply and return loops Tested 2 humidifiers will need to replace canister on basement system. Counted register sizes will need 8 4x14, 12 4x12 and 12 4x10.
Replaced tstat and boiler tune up. No issues found today

NO HEAT - VIESSMAN BOILER - Found loose connection on end switch not allowing boiler to fire. Repaired loose connection and cycled every thermostat to ensure boiler turns on.
